Ironfish Real Estate have been made aware of an important meeting that will be held at 6:30pm on 2 August 2018 at Crest Room, Etihad Stadium – 740 Bourke Street Docklands VIC 3008 by the Owners Corporation, Platinum Strata Community Management for all of Lacrosse and M Docklands owners. The purpose of this special meeting is organised to provide the owners the information regarding the proposed loan to carry out the outstanding recladding works and upcoming Hearing regarding the expiry of the existing Building Orders.
PROPOSED LOAN & UPCOMING BALLOT:
As a matter of urgency to comply with the Building Order, the Owners Corporation is proposing to apply for a loan to engage a builder to commence the re-cladding works at the earliest possible. Quotation appears to be approximate $11,000,000.00. In order to undertake the loan, a Special Resolution is required to be passed at 75% vote in favour or at least 50% with no more than 25% against.
The owners of Lacrosse apartments will be responsible of the interests incurred in the first year and the worst-case scenario of inheriting the loan amount if the claim against the builder in the Hearing being unsuccessful. Although owners of M Docklands are required to vote for this matter, you will not be levied against any costs associated with this loan.
